DEFECTS:

The property was inherited by the current owner in 2025, after a lengthy legal process. The owner will sell the property under market value, with the discounted price to the benefit of the purchaser to buy the property As-Is and do all reparation work themself. Some repairs were done already for which invoices can be provided. 

At the moment the list of know defects in the property are the following: 

1. The swimming pool has a slow leak, expected to be behind the mosaic top. The pool pump and pipes were replaced on 14 Feb 2024 by Pools Inc. The pipes were not the problem.

2. The section of roof under the roof deck has not been sealed yet. There are roof leaks evident. The deck needs to be removed for the roof to be sealed. The larger open area of the roof was repaired and "torch-on"sealed by Capital Roof during October 2024. The invoice states a 10 year guarantee on the work done. The garage roof section was repaired and sealed by Capital Roof during August 2025, they also repaired, sealed and painted the garage interior walls. A 10 year guarantee is mentioned on the invoice for work done. 

3. The house needs to be painted. 

4. The balconies needs new flashings/ sealant on the floor/wall joints to prevent damp. 

5. The laminated floors and skirtings shows a lot of wear. The skirting in the lounge has evidence of ants/ termites. During August 2025 JT Solutions did pest control at the property. 

6. Some Toilet cistern mechanisms and seals needs to be replaced. 

7. The main bedroom Shower door needs to be replaced.

8. The laminated wrap on some of the kitchen cupboards have come loose. 

9. The domestic room has damp. 

10. There is damp evident in the Northern wall of the downstairs bedroom.
